For Sherman Oaks homeowners
Your home sale starts
before the first showing.
A useful selling plan considers your home’s condition, the specific pocket, comparable properties, preparation costs, and where you want to go next. I help you work through those decisions and coordinate the details.

A property-specific approach
What should you fix?
What can you leave?
I do not recommend the same project list for every home. We weigh the work against your timing, budget, and how a buyer is likely to evaluate the property.
Start with the house and your plans
Walk through condition, layout, outdoor space, your timeline, and whether this sale needs to fund another purchase.
Choose the preparation
Consider cleanout, donations, paint, lighting, flooring, and staging. Identify work worth investigating before committing to larger projects.
Think ahead about condition
I recommend discussing pre-inspections so potential issues can be evaluated before negotiations. Scope and any work should be decided for the property.
Price for the actual competition
Compare relevant sales and competing homes. A hillside home, an interior flats location, and a busy-road property need different comparisons.
Coordinate the steps to closing
Keep preparation, marketing, showings, offer decisions, inspections, and the closing timeline connected.
Inherited home?
Managing from elsewhere?
I have helped arrange estate sales, cleanout, preparation, and staging for sellers managing a property after a parent’s death. In a Woodland Hills trust sale, I also helped coordinate a roof replacement because it was an issue we needed to address.
In a separate Valley Village townhome sale, the owner was abroad while I coordinated the work locally.

Can you tell me what my home is worth?
We can review relevant comparable sales, your property’s condition, the exact location, and current competing homes. An online estimate alone is not a pricing plan.
Do I need a full remodel?
Not necessarily. In the Valley Village townhome example, we updated selected finishes and improved the bathrooms’ presentation without undertaking full bathroom remodels.
Should I get inspections before listing?
I recommend discussing pre-inspections to understand potential issues and decide what to address before a buyer asks for credits. The right scope depends on the property.
Can you help if I am not local?
Yes. We can discuss what needs to be coordinated locally and how you will stay involved in decisions.
What if I need to buy another home?
We will connect estimated proceeds, lender-confirmed financing options, and timing. Read the selling-before-buying guide, then contact me to work through your situation.
