Sherman Oaks neighborhood guide

Find the setting
that fits your next chapter.

Sherman Oaks includes established flats neighborhoods, residential streets near Ventura Boulevard, and hillside settings toward Mulholland. Local pocket names help orient a search, but the exact street, condition, access, and usable land deserve the closest attention.

How should you compare the areas?

Begin with your daily routes and the kind of property you want. The flats can offer a different approach to parking, yards, and errands than the hills. South of Ventura includes flatter streets as well as hillside locations. A recorded lot size alone does not tell you how much outdoor space you can use.

For sellers, the same distinctions matter when selecting comparable properties and deciding how to present the home. We will look at the property’s actual competition rather than assume the neighborhood-wide median describes your home.

School assignments require a separate address check. Neighborhood council boundaries also differ from postal designations. Review the council’s boundary explanation ↗

Local pocket guide

Explore a little closer.

Descriptions below are orientation guides. Pocket names and edges vary between local sources; no official neighborhood or school boundaries are asserted.

North of the 101

Chandler Estates

Residential streets around the Chandler Boulevard corridor, including the Hazeltine–Woodman area.

A place to compare established homes, mature landscaping, and the differences between original houses and newer construction. Lot dimensions, street exposure, and usable outdoor space deserve a close look.

Buying here

Compare the actual lot, layout, condition, and nearby construction before comparing asking prices.

Selling here

Use nearby comparable sales with similar land and improvements. A larger lot is useful context, but it does not establish a price by itself.

North of the 101

Magnolia Woods

A northern Sherman Oaks pocket commonly described around Magnolia and Burbank, between Sepulveda and Kester.

Established homes and newer projects share this part of the flats. Access to major roads can be useful, while the exact block determines traffic exposure and the daily experience.

Buying here

Check the street setting, existing additions, parking, and the routes you would actually drive.

Selling here

Show how the home lives: floor plan, preparation, outdoor space, and the specific block all belong in the pricing discussion.

North of the 101

Hidden Woods

An eastern Sherman Oaks pocket associated with the Fulton–Coldwater Canyon area. Published uses of the name vary.

Mature landscaping and ranch-style homes are part of its identity. The city’s historic survey identifies a smaller Hidden Woods residential district; that survey area and real estate pocket labels should not be treated as interchangeable.

Buying here

Look at the exact street, access, additions, and any property-specific historic documentation.

Selling here

Explain the home’s architecture and setting with evidence. Avoid assuming every home has the same history or restrictions.

Between the 101 and Ventura

Library Square

The residential pocket near the Martin Pollard Library on Moorpark, south of the 101.

This is a useful place to explore if proximity to the boulevard is part of your search. Compare interior streets with homes nearer Moorpark, Hazeltine, and other traffic corridors. Published pocket boundaries differ.

Buying here

Walk the routes to the places you would use. Check crossings, street noise, parking, and the layout of the home.

Selling here

Make proximity concrete while keeping claims property-specific. A home’s street and condition can matter as much as the pocket name.

Ernie’s Walk area

The residential area around the river walk along Valleyheart, near Kester and Cedros.

Ernie’s Walk is a riverfront destination and a useful local reference for nearby homes. It is not a separate municipal district. River access, the freeway, and local street connections should be considered address by address.

Buying here

Visit the block at different times, check actual access to the walk, and investigate property-specific conditions.

Selling here

Describe actual nearby amenities and access. Price against comparable properties with a similar street setting.

North of the 101

Fashion Square area

The flats around Fashion Square and the Riverside Drive corridor.

The shopping center is a recognizable orientation point for surrounding residential streets. The experience changes between interior blocks and homes on or near the main roads.

Buying here

Test the errands and road crossings that matter to you, and compare traffic exposure at each home.

Selling here

Market the actual location and home features. Nearby shopping should support a property story rather than substitute for one.

South of Ventura

Sherman Oaks Hills

A broad description for hillside streets south of Ventura Boulevard toward Mulholland.

Hillside living can offer views and a more tucked-away setting, but it also changes the evaluation. Driveways, slope, outdoor usability, access, and ongoing maintenance vary widely. Not every home has views or privacy.

Buying here

Investigate slope, drainage, retaining structures, parking, and access with appropriate professionals. Get property-specific insurance information early.

Selling here

Account for usable land and condition. Choose relevant hillside comparables rather than relying on a Sherman Oaks-wide median.

South of Ventura

Royal Woods

A western hillside pocket near Sepulveda and the 405, adjacent to Encino.

Midcentury and later homes sit within a varied hillside landscape. Freeway proximity, slope, street access, and the orientation of a home can produce very different experiences within the same pocket.

Buying here

Check road and freeway exposure, driveway practicality, usable yard space, and insurance before committing.

Selling here

Document condition and site advantages carefully. Views, floor plan, access, and usable outdoor space need individual comparisons.

South of Ventura

Longridge Estates

The hillside area around Longridge Avenue near the Studio City edge.

This is a more specific hillside reference than “south of the Boulevard.” Compare each home’s architecture, site, approach, and relationship to nearby canyon roads. Mailing labels and local pocket names can overlap at the edges.

Buying here

Assess access, layout, usable grounds, and property condition. Confirm official records for the particular address.

Selling here

Highlight documented property features and select comparables with similar site characteristics.

South of Ventura

Stone Canyon area

Hillside streets around Stone Canyon Avenue in western Sherman Oaks.

Use this as a subarea within the broader hills guide. Site slope, road access, house placement, and outdoor space are better comparison tools than treating all hillside homes alike.

Buying here

Investigate the actual site and drainage, driveway, parking, and insurance. Visit using your usual travel route.

Selling here

A large recorded lot and a large usable yard are different selling points. Explain both accurately.

Between the 101 and Ventura

Valleyheart Glen area

A locally used name for the river-adjacent residential area around Valleyheart Drive between Woodman and Fulton.

Treat the name as an orientation aid and verify the street itself. River access points, road connections, and the relationship to Ventura Boulevard differ from one address to the next.

Buying here

Check the exact block, walking route, noise exposure, and property records rather than relying on a portal’s neighborhood label.

Selling here

Describe the home’s actual location and features. Avoid broad school or walkability claims based on the pocket name.
